North Richvale

North Richvale community locates in the South West of Richmond Hill. North Richvale is an excellent neighbourhood to buy a house in for those who prefer a relaxed environment.

Community Overview

North Richvale community runs from Yonge St on the East to Carrville Rd in the south, Bathurst St on the west, and Major Mackenzie Dr in the north. The community has a long history of development, almost in line with the development of Richmond Hill, because historically, the downtown of Richmond Hill is the intersection of what is now Yonge and Major Mackenzie Drive.

1. Housing:

In North Richvale Richmond Hill, roughly half of the dwellings are single detached homes, and the remainder is mainly large apartment buildings and townhouses. Around 40% of properties were built in the 1980s, while most of the remaining buildings were constructed in the 1960s and the 1990s. Condo Apartments concentrate on the community's West side close to Yonge St. A small number of social housing buildings managed by Parkfarm Co-Operative Housing Corporation are located at Fox Run Crescent.

Most detached homes are not as big as south Richvale and therefore less expensive. Single garage homes and Links dominate the neighbourhood south of Weldrick Rd. There are also a small number of double-garaged houses and townhouses. To the north of Weldrick and west of Kersey Cres is predominated by larger double garaged detached houses. These are bungalows, back split and 2-storey homes, most built in the 1980s. It is common to see some newly custom-built detached houses in this area.

In North Richvale, Around 85% of the population of this neighbourhood own their home, and the remainder is renters.

From MLS listings, in the past 90 days, North Richvale Richmond Hill sold 13 detached houses on average of $1,951,892; 4 Attached town home, Semi-detached and Link houses on average of $1,232,500; 4 Town homes on average of $920,350; 14 condos on average of $748,000.

2. Demographic:

North Richvale is a Richmond Hill neighbourhood attracting many mid-class families. Italian, Chinese, Persian and Russian is the most common second language spoken in the family. The community has a significant number of adults aged 55 to 64 and seniors aged 65 to 74.

3. Transportation:

The best approach to travel in North Richvale is very often driving. It is convenient to find a place to park. For public transit, approximately 20 bus lines pass through the neighbourhood, and most houses are close to a bus stop.

4. Recreation:

Richvale Community Centre is at the centre south of the community. It is one of the most well-equipped sports venues in Richmond Hill. There are a children's pool, adult's pool, and rentable meeting rooms. Adjacent to the community centre is the Richvale Athletic Park, which has sports fields, baseball diamonds, a splash pad, and a walking trail.

5. Shopping:

Hillcrest Mall is in the Southeast Corner of the community. Anchored by a state-of-the-art Hudson's Bay, Hillcrest Mall is the only fully enclosed shopping centre in Richmond Hill. Moreover, South Hill Shopping Centre and several commercial real estate are on the east side of Yonge St. This includes No Frills, T&T Supermarket, banks, and many restaurants.

6. Schools:

Both Ross Don and Roselawn public schools were built around 1950. Ross Don serves students from JK to Grade 3 and Roselawn from Grade 4 to Grade 8.

Starting from the academic year 2022, the neighbourhood south of Weldrick Road attends Langstaff high school, and the north part of the community is zoned for Alexander Mackenzie High School. Langstaff High School has ESL courses, and the proportion of ESL students is close to 1/4. In addition, the school offers specialized programs such as French Immersion and Advanced Placement (AP). Alexander Mackenzie High School offers a specialized arts program to students. In 2017, Alexander Mackenzie and G.W. Williams SS, Maple HS, and Miliken Mills HS joined Bayview SS as the board's IB Diploma Program schools.

North Richvale is an ideal place for middle-income families to buy a home. The community noise levels in this town are low, as the streets are generally relatively peaceful. Lastly, public green spaces are easy to access since there are a few close by for residents to relax.
